1. Acceptance of Terms

By making a reservation, submitting payment, checking in, attending an event, or staying at The Allen House BNB LLC, you acknowledge that you have read, understood, and agree to these Terms of Service, House Rules, and any policies communicated before or during your stay.

2. Reservations & Payments

• A valid name, contact information, and payment method are required to secure a booking.
• Guests must be 18 years or older to book.
• Rates are subject to applicable taxes and fees required by Washington State and Clark County.
• Reservations are confirmed only after successful payment processing.

3. Cancellation & Refund Policy

• 14+ days before arrival: Full refund
• 7–13 days before arrival: 50% refund
• 0–6 days before arrival: Non-refundable
• No-shows: Charged 100% of reservation total

4. Check-In & Check-Out

• Check-in: 4:00 PM
• Check-out: 12:00 PM (Noon)
Early check-in or late check-out may be available upon request, subject to availability and additional fees. Government-issued identification may be required upon arrival.

5. House Rules

To ensure comfort, safety, and enjoyment of all guests:

• Only registered guests are permitted on the property unless approved in advance.
• Quiet Hours: 10:00 PM – 7:00 AM
• Smoking & Vaping Policy:
– No smoking or vaping is permitted inside the house.
– Smoking of any kind is not permitted anywhere on the premises.
– Vaping may be permitted outdoors in designated areas and must not disturb other guests.
• Children under 13 years old are not permitted to stay.
• Guests are responsible for their belongings.
• Exterior security cameras are used for guest safety and property protection.
• Any damages, excessive cleaning, or rule violations may result in additional charges.

6. Damage, Security & Fees

Guests agree to responsibly care for the property and its contents. The Allen House BNB LLC reserves the right to charge the payment method on file for:
• Property damage
• Excessive cleaning
• Missing or stolen items
• Violation of occupancy or property use policies

7. Pets & Resident Animals

• Guest pets are not allowed.
• ADA-recognized service animals are permitted as required by law.
• This is a lived-in historic property with resident animals onsite.
• While we maintain high standards of cleanliness, we cannot guarantee an animal-free environment, and a cat may occasionally be present in the library or common areas.

8. Liability & Assumption of Risk

Guests acknowledge that visiting or staying in a historic home and its grounds involves ordinary risks, including but not limited to: stairs, uneven ground, natural outdoor conditions, wildlife, seasonal weather, and normal household features.

To the fullest extent permitted by law:
• Guests assume all risks associated with their stay or visit.
• The Allen House BNB LLC is not responsible for accidents, illnesses, injuries, lost property, travel delays, or events beyond our control.
Guests agree to use the property responsibly and follow all posted instructions.

9. Accessibility

If you have accessibility needs, please contact us prior to booking so we can provide accurate information regarding suitability and accommodations.

10. Privacy

Guest information is collected solely for reservation management, communication, and legal requirements. Information is not sold to third parties and is handled in accordance with applicable privacy laws.

11. Disruptive Behavior & Right to Refuse Service

We reserve the right to refuse service, cancel reservations, or terminate a stay without refund for unsafe, illegal, destructive, or disruptive behavior or for violations of property rules.

12. Governing Law

These Terms are governed by the laws of the State of Washington. Any disputes shall be brought within Washington State jurisdiction.

13. Food Service, Licensing & Allergy Disclaimer

The Allen House BNB LLC provides hospitality-based food service solely for registered overnight guests as part of the lodging experience. We operate in accordance with Clark County regulations governing bed & breakfast establishments. We are not licensed, permitted, or recognized as a public restaurant or commercial food service establishment, and we do not offer open restaurant service to the general public.

Food is prepared in a kitchen designed with care, sanitation, and quality standards; however, it is not a permitted commercial restaurant kitchen.

Guests with dietary sensitivities or allergies must notify us in advance. While we may offer gluten-free or specialty menu items and make efforts to minimize cross-contact, this is not a gluten-free or allergen-free kitchen, and cross-contact may occur.

By consuming any food or beverage provided, guests acknowledge and accept these conditions and assume all risk related to food sensitivities, intolerances, or allergic reactions. To the fullest extent permitted by Washington law, The Allen House BNB LLC is not liable for illness or reactions resulting from consumption.

Reference: This disclaimer is consistent with Washington State lodging hospitality and food liability expectations under applicable state and county health regulations.

14. Alcohol Service Policy & Liability

The Allen House BNB LLC operates in accordance with Washington State Liquor & Cannabis Board regulations. We hold a Class 11 permit, which authorizes us to provide complimentary beer and/or wine to registered adult guests as part of our hospitality experience. We are not licensed to sell alcohol, collect payment for alcohol, or operate as a bar or tavern.

• Alcohol may only be consumed by individuals 21 years of age or older, and valid identification may be required.
• Complimentary alcoholic beverages may only be consumed in permitted guest areas and are not for resale or external distribution.
• The Allen House BNB LLC reserves the right to limit or refuse alcohol service at any time, including in cases of intoxication, safety concerns, or rule violations.
• Guests are solely responsible for their behavior and safety when consuming alcohol.
• Guests agree not to drive impaired or engage in unsafe or illegal activity related to alcohol consumption.
• To the fullest extent permitted by law, The Allen House BNB LLC accepts no liability for incidents, injuries, damages, or legal consequences arising from alcohol consumption on or off the premises.

Outside alcohol brought by guests must comply with Washington law and may not be sold, shared unlawfully, or consumed irresponsibly. Guests violating alcohol policies may be asked to cease consumption or may have their stay terminated without refund.
